Ready? Set! Sold!
Putting your house on the market is the whole science. Knowing the right time can net you a higher selling price, while listing at the wrong time can result in scenarios that every home seller wants to avoid: like fewer buyers, lower price, or even having your home sit on the market. Let me share some useful tips of selling your home, some may even surprise you.

Did you know that the best day to put a property on the market is Thursday? And do an open house coming weekend? This step minimizes your days on the market and maximizes interest from potential buyers.
Best time? – Early in the morning or shortly before lunchtime. Because this is when people pay the most attention to their email and phone notifications.

Ready to list?

Make sure you, the property is in the condition to hit the market. The following steps might add value to your property and bring you more offers:
  • clean, repair and upgrade (You may also consider getting a pre-listing inspection: an inspector comes through your home and determines any problem points. If you don’t fix those, you could risk a low appraisal or not passing the buyer’s inspection).
  • prepare for marketing (depersonalize your property: buyers want to imagine themselves in the home). Think about staging or utilize virtual staging. But professional listing photos – are always a must!
    determine the listing price;
  • be flexible about showings;
  • know your options; (your realtor is your guide though the process, be ready for negotiations);If working with an agent doesn’t work for your plans, consider getting an all-cash offer from an investor.
  • sign and close;

How long does it take to sell?

After an offer is accepted, home sales typically require an additional 30- to 45- day closing period before they are officially sold. The average time it takes to sell a house is 55-70 days in the U.S.
